The Vision
“Building a Community within a Community”
In 2017, I came up with the concept of Community Homes as an idea to solve my financial problems, alleviate the housing crisis and at the same time help others by giving back to the Community. I started Community Homes with a multi-facet purpose of building inspirational affordable homes with a unique concept to accommodate the housing and societal needs of the locals. Community Homes is committed to enriching the community, starting with the very suburb I currently live in. The very first step towards removing the stigma associated with Logan area and improving the dynamics of the lower social economic area starts with providing an original, special model
which could change the people’s perceptions of Logan.
Community Homes aims to bring together low-cost architectural designs and environmentally friendly construction materials to construct functional modern homes and promote harmonious living between its tenants.
Concept
The main concept of Community Homes is to bring architecture into low social economic areas while maintaining its affordability.
Community Homes operates by carefully researching, selecting and acquiring sites in potential neighbourhoods which could benefit from increased density and communal services which cater to the needs of the local community. Community Homes intends to be the pioneer in providing groundbreaking housing solutions and at the same time be adaptive to constantly reinvent itself to combat any changes. In the face of economic difficulties, it is important for Community Homes to always maintain its bottom line and reach out beyond its core business to look out for the best interests of its employees.
Innovation
In order to have a bigger positive impact in the community and our nation as a whole, Community Homes will form a team of innovators and offer and maintain an office and rooftop garden to support and host a private small scale startup hub for locals or anyone who has a passion and talent to innovate products, services or build a social enterprise business.
Transparency
We are increasingly living in a competitive complex world. I believe for businesses to thrive and survive in this world, ethics and transparency is imperative to its survival. And so Community Homes is committed to good ethics and transparency and be prepared and open to be scrutinized.
R & D/Quality Control
To ensure Community Homes continue to thrive, It is vital to continues to reinvent to keep itself financially viable while maintaining its quality of product and services as well as keeping the jobs coming for the workers.
Dispute Resolution
In an event of a dispute between the tenants, Community Homes aims to find a common ground for a solution which would result in a “ win/ win “ situation for both occupants by either; offering an alternative location for tenants to move to under the Community Homes list of locations available in the same or different neighborhood, or provide a mediation process to resolve any conflicts.
Age Care
We are an aging nation and Community Homes will slowly and carefully position itself to provide care for the elderly members of our community and collaborate with other community organisation to cater to their needs.
Creating Jobs
Construction jobs account for approximately 30% of the GDP in Australia, therefore it is important for Community Homes to retain a core business in the construction and property industry as it is one of the biggest employment sectors in Australia. CH will constantly respond to the societal needs, various changing economic market conditions and be vigilant for more business opportunities which could create more jobs for Australians in this digital disruptive world.
Mentoring
A mentoring system will be in place as part of the support from Community Homes. It provides support and gives interns the chance to get ahead.
Rental occupants of Community Homes are carefully selected after a brief interview to ensure that they can live harmoniously in an encouraging and supportive manner.
Regular engagement with all the occupants helps ensure that high-quality standards are maintained. An unconventional tenancy agreement is to be set up to allow regular inspections for site appearance and encourage the discussion of matters concerning them and relationship with neighbours.
The Economy
Although the future is unpredictable, Community Homes has plans to prepare for both the good and bad times ahead. Once a good cash flow is established, Community Homes will explore other projects such as buying up old houses and renovating them to a Community Homes standard. This is part of the plan to develop multiple income streams to diversify its business in order to keep the jobs coming in for the workers to maintain their employment during tough economic times whilst improves neighborhood and street appeal as a result.
During tough economic conditions, Community Homes take the “old to new” approach as mentioned earlier to focus on the renovation of old houses to generate and maintain jobs for workers who need it the most. During bad economic times, there can be positives as this also means the opportunity to buy in at a good value, hold the property and yield a good return for the future when the economy picks up.
